20-Yard vs. 33-Yard Dumpsters: A Guide for Property Managers

Compare 20-yard and 33-yard dumpsters for apartment cleanouts and property projects. Learn what to ask about debris, placement, loading, and the complete rental cost.

A dumpster that is too small can interrupt a cleanout. One that is larger than the job needs may use space your apartment community could put to better use. For property managers planning a project in Columbus or Central Ohio, the choice between a 20-yard and 33-yard dumpster starts with the debris, the loading plan, and the placement area.

Simply Hauling offers both sizes. Here are the questions to answer before choosing one.

What does the yard size actually mean?

The number describes the dumpster’s nominal capacity in cubic yards. A 33-yard dumpster offers more volume than a 20-yard dumpster, but volume and weight are separate limits. A large container does not mean every material can be loaded to the top.

A bulky sofa can take up substantial space without weighing as much as a smaller pile of dense material. Tell your provider what you plan to load so the recommendation accounts for both size and material.

When should a property manager consider a 20-yard dumpster?

A 20-yard dumpster may be a sensible starting point for a contained project with a defined pile of debris: a single-unit cleanout, a storage-room cleanup, or a smaller maintenance project. These are examples to discuss, not a guarantee that every job in those categories will fit.

Look at the actual contents. One apartment with a few leftover items can be a very different cleanout from another with furniture in every room. Photos are more useful than simply saying “one unit.”

When might a 33-yard dumpster be a better fit?

Consider the larger size when your project involves more bulky items, several cleared units, or a larger volume of approved project debris. Combining work into one loading period may make the additional capacity useful.

Before combining several jobs, check that the materials can share a load and that the work will be ready within the agreed rental period. Reserving a bigger container will not solve a scheduling problem if half the debris is still inside occupied units or waiting on management decisions.

Check placement and access before comparing capacity

Ask for the actual container dimensions and the space required for the truck to deliver and retrieve it. Cubic-yard capacity alone does not tell you whether a dumpster will fit a particular location.

Discuss gates, overhead clearance, turning space, surface conditions, and access during pickup. Use a placement area your property has approved, and keep resident travel routes and service access in mind. Send a photo of the proposed spot before delivery if there is any uncertainty.

Compare the complete job cost

Ask what the quote includes: delivery, pickup, the rental period, the included weight, and any charges that could apply for extra time, excess weight, restricted items, or an additional haul. Confirm the loading instructions and how full the container may be.

Then compare the total plan. A smaller container that needs an extra haul may be less convenient than a larger one. A larger container may be unnecessary when a short, well-defined job fits the smaller option. The right choice depends on the actual job and quote.

Send these details when requesting a dumpster

Provide the property location, photos or a list of the debris, the number of units or work areas involved, your preferred loading dates, who will load the container, and a photo of the proposed placement area. Flag heavy or unusual materials separately.

If your team needs someone to carry items out instead of loading a dumpster themselves, ask about hauling and removal help. Our apartment trash-out checklist can help you prepare the scope.
